Royal Decks and Landscapes offers full range of design and permit services for all backyard structures. Every design starts with our homework of checking all zoning requirements that can greatly influence direction designs take and timelines to acquire all necessary permits. This is a crucial and time-consuming step as all municipalities have different requirements and some require a visit to zoning department. This stage takes us up to 3-5 days.
After this is done the fun part begins. We get together and brainstorm ideas, gather your visions and do initial rough draft sketch. At this point we also discuss your budgets. We can come up with the greatest design but if it is completely out of budget, design is no good and we have to go back to drawing board. We work together to perfect your design until you are happy. Depending on complexity of project, it may take anywhere between 1-4 weeks.
When design stage is complete and you are happy with our proposed design, we can prepare optional 3d to help you visualize the project better. Depending on complexity of project, this may take 3-7 days.
Final step is preparation of permit drawings and obtaining permits. All drawings are reviewed and signed off by structural engineer. Permit drawings generally take 1-3 weeks to complete. After submission of drawings it takes 2 weeks or longer to get them approved.
Deck and covered structure design fees are as follows:
- Design ranging $700 -$2,500 including zoning homework
- Permit drawings $500 – $1,500
- 3d visualization $500-$1,000
Prices are generally within these price ranges, however complex projects may be higher.
